We are lucky enough to have a friend from high school and neighbor check on the property on occasion to make sure there are no new "gifts" from locals who need a place to dump broken appliances, tires, etc..
Our neighbor was nice enough to give us a call asking if he could hunt on the property. He had seen all of the new private property signs and did not want to take the liberty of hunting without permission. We were grateful for his call and wished him the best of luck. He was able to get a buck and take a picture of the mountain for our Christmas card. Win-Win!

Chris said it would be ok to call the realtor and check things out over the next couple of days. The realtor was super nice and she sent me more information about the property via email. She also said we should feel free to hike the property and check things out.
I did some research about owning vacant land. There was information about mineral and water rights, logging, ROW, etc. Everything seemed to check out so we decided to make an offer.
